Office Leasing – Office Building Description and Location
Our office lease requirements are standard and comparable to other office leasing businesses. The commercial office leasing building is located at 110 S 12th Ave., Edinburg, Texas. It is located across the street from the new county courthouse. This commercial office building has about 8,000 square feet of office space across thirteen (13) leasing offices. There are two conference rooms for leasing, one with 224 square feet for 8-10 people, and one with 1,150 square feet for groups up to 40+ people. Additionally, there are two spacious rest rooms downstairs and two on the second floor for tenants and their customers.
Office Leasing – Terms and Conditions
The business owner will sign the office lease agreement to include name and address, Dba (Doing Business As) name, and description of the business. The term of the lease is twenty-four (24) months or with longer term if requested. The business owner can extend the lease if requested at least thirty (30) days before the term expires. The first month rent is due at signing of the lease. Thereafter, rent is due on the 1st day of the month but before midnight on the tenth day of the month. Otherwise, the business owner will pay a late fee of 10%. Rent includes utilities – electricity, water, and waste/trash. While most office leasing businesses charge for utilities, we do not which effectively lowers your overall costs. Our weekly schedule is from Monday thru Friday, 9:00 am to 5:00 pm and Saturday from 9:00 am to 3:00 pm.
Additionally, a security deposit of one month rent is required at lease signing. This security deposit retained for performance under the lease and applied when defaulting on any provision of the lease.
The business owner is the principal signor on the lease along with the building owner. Sub-leasing is not allowed in which the business owner sub-leases some of the office space to a 3rd party.
